Eclectic architecture in a diverse array of styles comes together in historic Warm Sands. Small boutique hotels mingle with the inviting charisma of old Spanish homes along with several architecturally significant residences, including one circa 1947 by Albert Frey and Robson Chambers. The community took shape in the 1920s — more than a decade before the City of Palm Springs incorporated in 1938 — when adobe homes were the rage. Even its roots were eclectic, as the area developed in a blend of private homes, ranches, and commercial businesses. Resorts soon discovered the neighborhood and seasonal retreats opened to welcome families. Hollywood’s playgrounds came next, adopting Palm Springs as the perfect escape in the 1950s. That’s when modern homes sprang up between Warm Sands’ originals.
 
New homes continue to be built on the remaining vacant lots. The fact that a Starbucks sits on both the southwest and northeast corners of this neighborhood should be an indication: this south-central Palm Springs neighborhood is smartly located. It offers a prime home base for shopping, dining, downtown, and down-valley destinations.
